Design Stages

When it comes to the homes we design, we don’t just build properties, we design and build outstanding living spaces with a natural sustainability and environmental bias. Throughout the design stages we work with you to purposefully design your perfect home that focuses on quality, sustainability and technological advancement. Our homes are designed as smart homes, which ensures they are perfectly wired to make your life easier.

From the first design meeting through to final design approval, the Build Pilbara team will work with you to create the perfect home for you and your family

When designing your home you will have a sit down consultation with the Build Pilbara design and building team. It’s in this meeting you can run through exactly what you’re looking for in your new home. We will be able to get a good understanding of what you’re after and set some achievable expectations around your ideas. Our team will run through the initial concept including the look and feel you’re after, the general aesthetic and of course what is most important to you when it comes to the design of your home.

From this initial meeting our team are able to create floor plans and elevations that will meet your ideas for the home while also taking into consideration the size of your block and any environmental or safety considerations that are relevant to the Pilbara region. You are then given the opportunity to revise these plans and make any adjustments that are needed. Our aim is to work with you to ensure your home is purposefully designed to be the perfect home for you and your family.

Choosing Your Materials
After your designs are complete, it’s time to start bringing your home to life by choosing your materials

When it comes to choosing materials for your home, every aspect of your building or renovation project can be bespoke. We offer our clients a wide range of materials, specifications and finishes to suit almost any taste. Focusing on the little things, we consider attention to detail to be of the utmost importance when it comes to choosing the materials for both inside and outside of your home. Our team will walk you through this process to keep it as simple and fun as possible.

When it comes to choosing the materials for your home, particularly the external materials, it’s important to take into consideration the environmental factors that will impact your location. Depending on your location within the Pilbara, you may be faced with restrictions on the type of materials you’re able to use to construct your home. The most important thing to consider is that many residential homes need to be constructed to withstand the Category D cyclones that are experienced within the Pilbara region. The City of Karratha states “for a dwelling to comply with the structural requirements for cyclonic conditions, the following materials are generally used: concrete, brick, steel and timber framing, steel sheeting”. We will make sure the materials you choose are not only safe and stylish but also practical to the environment surrounding your new home or extension. Planning & Authorisations
Our experience as local residential builders simplifies the planning and authorisation process

Building your dream home involves a large amount of meticulous planning and a variety of key authorisations. Our attention to detail, industry knowledge and relationships with the local councils across the Pilbara ensure the planning and authorisation process is as streamlined as possible. Our team will take care of all steps of planning from creating the designs and ensuring you’re happy with them throughout. We will ensure all r-code variations are complete and our experienced draftsman will finalise the working drawings for approval. Once this is done we will obtain a Certificate of Design Compliance (CDC). This is the formal certification that is required from a registered building surveyor that declares all the drawings, specifications and technical documents for your proposed home satisfies the applicable building standards. Finally once everything is put together we will ensure all plans, relevant paperwork and certificates are submitted to your relevant council for final approval.

Waiting for planning and authorisation can sometimes feel like a tedious and lengthy process. At Build Pilbara we believe in the importance of quality and this is shown right from the start of our building process. While we are in the planning and authorisation phase we take the time to ensure our plans and revisions are complete with the utmost care.

The Build Process

When it comes to the building process our goal is to have open communication and keep you informed from start to completion

After we have created the plan for your perfect dream home and received the appropriate approvals our team of local residential builders will then begin the build process. When it comes to building with Build Pilbara, one of the most common questions we are asked is “how long until we can move in?” Though this is a valid question and we understand the anticipation of wanting to see your new property brought to life from concept to brick and mortar, it is difficult to give an exact time frame. Generally speaking we say it takes between six and eight months to complete a standard build. But like with anything, many unforeseen circumstances can arise throughout the build process which impacts the completion timeframe. We value the importance of honesty and integrity within our business practices, so we will ensure you are kept up to date with any potential delays to your build.

Handover
Before we hand over the keys to your dream property, we want to make sure everything is absolutely perfect.

After the construction process of your home is complete, we will go through an in depth and detailed inspection at handover. The practical completion meeting is carried out when the building works are complete in accordance with your contract and when the property is ready for occupation. This allows you to ask any questions you might have about the property and ensures you are familiar with all the items included in your new home before you move in. When it comes to the homes we build, we believe in timeless quality and customer satisfaction above all else.

You will leave handover with everything you need to know for the future of your home.

At your key handover meeting you will receive all your maintenance and warranty documents that you will need. We pride ourselves on being your builder for life, which means even once your warranty has been carried out we will be available to support you with our extensive range of Aftercare options.

Aftercare
Details of your aftercare program will be detailed from the outset of your initial contract

Though aftercare signifies the end of your home build journey, it’s something that is outlined from the beginning. Your official aftercare period is called the ‘defect liability period’ and it is generally written into the contract to be between 12 and 24 months from the date of practical completion. Throughout this time you’re more than welcome to contact our team with any concerns that arise.
